Who We Work With

Built for communities, not just backyards.

ASJEM Pool and Spa partners with homeowner associations and property management firms to keep pools, spas and common-area water features running consistently across multi-family communities in Los Angeles and Ventura Counties.

The difference between residential and community work isn’t the water — it’s everything around it. Boards need a defined scope so there are no surprise invoices. Managers need a vendor who answers the phone and coordinates without drama. And both need paperwork that holds up when it goes in front of a board. That’s the part we’ve built our commercial service around.

Core Services

What we handle for your community

One vendor for the water, the equipment and the paperwork — including repairs, which we perform in-house rather than subcontracting out.

Scheduled Commercial Maintenance

Pools, spas and common-area water features on a set schedule your residents and your board can rely on.

Chemical & Water Quality Management

Monitoring and balancing to keep community water within the standards residents and inspectors expect.

Preventative Equipment Inspections

Pumps, heaters and filtration checked on a routine basis, so failures get caught before they close a pool.

Repairs & Leak Detection

All repairs and operational adjustments performed in-house, including leak detection — one vendor, one point of accountability.

Emergency Response Coordination

A clear path for urgent issues, coordinated directly with management rather than routed through a call center.

Seasonal Service Transitions

Adjusting service levels and chemistry as usage and weather shift through the year.

Why Boards Choose Us

The parts that make a vendor easy to approve.

  • Board-neutral communication. We report what we found and what it costs. We don’t take sides in association politics.
  • Scope-controlled execution. Work outside the agreed scope gets quoted and authorized first — never invoiced as a surprise.
  • Budget-conscious preventative maintenance. Catching a failing pump early is the cheapest line item a board will ever approve.
  • Predictable scheduling and response. Consistent visits, so residents know what to expect.
  • Professional coordination with management. We work through your process, not around it.
  • Familiarity with HOA approval and reporting standards. We’ve been through vendor review before.
What We Prioritize

In that order.

  • Resident safety — water chemistry and equipment condition come first, always.
  • Equipment longevity — a well-maintained pump is a capital expense deferred.
  • Predictable service costs — boards budget a year out; we respect that.
  • Clear scopes — no surprise work, no line items nobody remembers approving.
  • Professional coordination — with management, not around them.

Questions we get during vendor review

Can ASJEM be added as an additional insured on our association’s policy?

Yes. Our general liability policy supports designated additional insured and waiver of subrogation endorsements — the two requirements that most often disqualify a smaller vendor. Send us the association’s exact wording and we will have the endorsement issued.

Can you provide a Certificate of Insurance and a W-9?

Yes. A current COI, W-9, CPO certification documentation and references are available on request. Most management companies have these in hand the same week they ask.

Do you have a Certified Pool Operator on staff?

Yes — an active CPO credential issued by the Pool & Hot Tub Alliance, certification number C-126472. Documentation is provided with our vendor packet, or on request.

Do you service more than one property for the same management company?

Yes. We service multiple properties under a single management relationship. Each community keeps its own defined scope, schedule and reporting, so nothing gets blended together on an invoice.

Are repairs subcontracted out?

No. All repairs and operational adjustments are performed in-house, including leak detection. That means one vendor, one schedule and one point of accountability — rather than a service company that hands your board off to a repair company when something breaks.

How does approval usually work?

Most associations start with a walk of the property so we can see the pool, spa and equipment pad in person, then we submit a written scope and our vendor packet for board review. We’re happy to follow whatever submission or review process your management company already uses.
